Upcoming changes to the Canada Water development – share your views!
Starting Monday, 25 November, British Land will be sharing details about proposed amendments to the Canada Water Masterplan until Sunday, 8 December.
British Land is preparing to submit a Section 73 (s.73) application to update the original hybrid planning permission that was granted in 2020. This type of application allows for changes to the approved plans, helping us stay on track with the development while meeting new building safety regulations and managing rising construction costs.

What is changing?
The main change affects the height of tall buildings that have to provide a second staircase.
What the development has delivered so far?
Some of the fact shared by British Land about the development:
- Helped more than 100 previously unemployed Southwark residents gain employment on the project, with many employed for over six months.
- Provided £1 million to support local charities and community partners.
- Delivered 79 council homes (at social rent) at 7 Roberts Close (Plot K1), with an additional 186 homes to come next year at The Founding (Plot A1).
- Built the new Canada Water Leisure Centre,which is on track to be completed and handed over to Southwark Council next year.
- Opened the Canada Dock boardwalk and revitalised wetland habitat, featuring a 170m timber walkway that allows people to connect with nature while preserving the dock’s ecology. The walkway highlights the restored Deal Porters sculpture, celebrating the area’s maritime heritage.
- Contributed £13 million to TfL to fund the new Surrey Quays Station Ticket Hall, with over £30 million being invested in transport infrastructure across Canada Water.
- Delivered the Love Summer pop-up for the second year, offering free activities and fun for local residents.
- Seen the first cohort of students graduate fromTEDI London, three years on from when theengineering and design institute moved intopremises off Quebec Way in partnership with British Land.
